from the street one can see this completely out-of-place steel and concrete structure <br /> crammed in among the at least seven or eight buildings that already crowd the <br /> property. St. Jorge has concentrated too many buildings and other structures on a <br /> small parcel, and in so doing has caused a tremendous eyesore in what would <br /> otherwise be open, natural space, or agricultural space. [See Photo Set B] As an <br /> aside, how many of these structures are permitted and on the tax rolls, and how <br /> many buildings can be on one piece of property? [See Photo Set C] <br /> The peace and quiet of a country neighborhood is another aesthetic that St. <br /> Jorge has adversely impacted. From the day the winery opened, we have been <br /> subjected to an endless loop of Andrea Bocelli music at a volume that disrupts <br /> normal conversation in our backyard, and this is just during standard tasting hours. <br /> When commercial entertainment events are held, such as the weddings, class <br /> reunions, high school prom dinners and quinceaneras we have witnessed at St. <br /> Jorge, we can feel the percussion from the music inside our home, and the lights <br /> accompanying the entertainment can also be seen from our backyard and home. <br /> During these events, we are also subjected to a sea of cars in the St. Jorge parking <br /> lot that is visible from our home and the street. This disrupts the peace and quiet of <br /> the neighborhood. [See Photo Set D] <br /> We understand that St. Jorge seeks to increase the number of non- <br /> community sponsored for-profit commercial entertainment events it may host from <br /> 4 to 24, and to increase the number of participants from 25 to 150. First off, we <br /> have counted St. Jorge having at least six non-community sponsored events in the <br /> last 90-days, almost all of which have involved far in excess of 25 people so the <br /> idea that St. Jorge is abiding by its current event-related requirements is a joke. We <br /> cannot imagine the increased disruption to our home and to our peace and quiet if <br /> St. Jorge is legally able to have 24 instead of 4 events. St. Jorge has failed to <br /> comply with its current event limit; what would we be subjected to if the County <br /> actually sanctions 24 events per year? <br /> St. Jorge Interferes with Local Zoning <br /> Local zoning is for agricultural and residential uses. Not too long ago the St. <br /> Jorge property was a mature productive walnut orchard. Now St. Jorge seeks <br /> permits for the structures and capacity to entertain thousands of people each year-- <br /> on top of the participants in community-sponsored events such as the Wine and <br /> Chocolate Weekend. This massive influx of people into the neighborhood to visit a <br /> commercial entertainment center is not consistent with either residential or <br /> agricultural uses, and actually interferes with these uses. <br /> [2] <br />
