As for St. Jorge's disruption to residential zoning, there is the noise, adverse
affect on the scenery, and invasion of privacy. St. Jorge disrupts agricultural uses
by consuming otherwise prime farmland for commercial entertainment purposes,
creating a traffic nuisance for agricultural-related vehicles, especially during
harvest and crush, and interfering with the care of our own vineyard—out of
general human decency, we do not till, spray or conduct other vineyard
maintenance that will disrupt the innocent participants of the weddings, class
reunions, high school prom dinners, high school graduation parties and the many
other commercial entertainment events that St. Jorge hosts.
The fact that Lodi wine is served does not transform St. Jorge's $55-per person
musical performances by singers flown in from Nashville into agricultural
activities. These are commercial for-profit entertainment events that should not be
allowed in a neighborhood zoned for agricultural and residential uses.
St. Jorge Negatively Affects Water Quality
Like all the houses in our neighborhood, there is a well for drinking water
and a septic system for sewage. The large crowds that St. Jorge is proposing to
host will cause more of the limited groundwater to be used. The large crowds that
St. Jorge is proposing to host will cause more sewage that will jeopardize the local
groundwater. St. Jorge's parking is unpaved and allows storm water runoff to
either percolate directly downward, or to spread into the adjacent slough that drains
into Mokulemne River. The large number of cars that will be using the St. Jorge
parking lot will cause storm water run-off impacted by oil and grease to jeopardize
water quality.
St. Jorge is Potentially Dangerous to the Neighborhood
Fire and medical emergency response comes from 5-miles away in
Woodbridge, and the Sheriff can be as far as 15-minutes away or more given the
size of the patrol area. This is a dangerous situation given the number of people St.
Jorge wants to host, especially given that alcohol is present.
St. Jorge does not host events exclusively for wine connoisseurs interested in
sipping local products. We have witnessed numerous events where alcohol-fueled
participants were very loud and boisterous--which is fine, but not in an isolated,
rural country neighborhood. We have also witnessed a Budweiser truck (on more
than one occasion) making deliveries before events, have witnessed St. Jorge event
[31
