Item No. 5 <br /> PC: 1-2-92 <br /> MS-92-48 <br /> Page 5 <br /> CONDITIONS, IF APPROVED <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> The Tentative Map shall expire 24 months after the date of its conditional approval. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> DEPARTMENT OF PUBLIC WORKS.- <br /> a. <br /> ORKS:a. A Parcel Map is required (Planning Title Section 9-9112). <br /> b. The remainder parcel shall be labeled 'Designated Remainder' on the Parcel Map <br /> (Subdivision Map Act Section 66445). <br /> C. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fee currently is <br /> $2,845.00 per single-family dwelling unit in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by th Engineering Construction Cost Index as published by <br /> the Engineering News Record (Resolution R-90-304). <br /> d. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- <br /> 9184). <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. <br /> b. For Parcel 1, construct an individual sewage disposal system under a permit and <br /> inspection by the Environmental Health Division at the time of development. <br /> C. For Parcel 1, construct an individual domestic water well under a well permit and <br /> inspection by the Environmental Health Division at the time of development. <br /> d. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. <br /> 3. STATE DEPARTMENT OF FISH AND GAME.- <br /> a. <br /> AME:a. A 100-foot strip of land along the north bank of the Mokelumne River shall be indicated <br /> on the Parcel Map. The following note shall appear on the Parcel Map: <br />
