The Tentative Map shall expire 24 months after the date of its conditional approval. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. DEPARTMENT OF PUBLIC WORKS.- a. ORKS:a. A Parcel Map is required (Planning Title Section 9-9112). b. The remainder parcel shall be labeled 'Designated Remainder' on the Parcel Map (Subdivision Map Act Section 66445). C. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. The fee currently is $2,845.00 per single-family dwelling unit in the Lodi area. The fee shall be automatically adjusted July 1 of each year by th Engineering Construction Cost Index as published by the Engineering News Record (Resolution R-90-304). d. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- 9184). 2. PUBLIC HEALTH SERVICES: a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map to indicate that the area is suitable for septic tank usage. b. For Parcel 1, construct an individual sewage disposal system under a permit and inspection by the Environmental Health Division at the time of development. C. For Parcel 1, construct an individual domestic water well under a well permit and inspection by the Environmental Health Division at the time of development. d. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab. 3. STATE DEPARTMENT OF FISH AND GAME.- a. AME:a. A 100-foot strip of land along the north bank of the Mokelumne River shall be indicated on the Parcel Map. The following note shall appear on the Parcel Map:
