Teepee Drive APN: 092-210-08 <br /> INFORMATION: <br /> A portion of the site is currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. The 100-year Flood Elevation will be approximately twenty-seven (27) feet above <br /> NGVD. <br /> Wigwam Drive and Teepee Drive have existing right-of-way widths of 84-feet and planned right-of-way <br /> widths of 84-feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C1 1 or CW-C 12 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $1,306.00 per 1,000 <br /> gross square foot of building designated as Service Commercial in the Stockton area.
