The Site Plan was provided to our office by Dillon and Murphy Engineering of Lodi <br /> (Plate 1). <br /> kin <br /> The site is presently an undeveloped, open field. The elevation of the site, according to a United <br /> States Geologic Survey topographic map, is approximately 27 feet above mean sea level. <br /> bw <br /> 1.2 Zoning Information <br /> ion According to San Joaquin Community Development Department,the Site is located within the <br /> Limited Industrial (I-L) Zone. The I-L Zone is intended to provide for light impact <br /> manufacturing, warehousing, wholesaling, construction contracting, and distribution uses. <br /> i.. Activities within this zone have external physical effects that are generally restricted to the <br /> immediate area, are compatible with surrounding uses, are conducted entirely within enclosed <br /> buildings, and have outdoor storage areas that are screened. Business and professional offices <br /> low may also be appropriate within this zone. This zone is intended to implement the Limited <br /> Industrial land use category of the General Plan. <br /> 6' 1.3 Proposed Development <br /> The project consists of creating a 16,500 square foot electrical services building, according to <br /> in information reviewed at the San Joaquin County Planning Department on March 9, 2004. <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> bon <br /> 2.1 Site Use <br /> The Site is presently a vacant lot in the industrial park. The Site does not contain any known <br /> structures,water wells, or septic systems. <br /> 2.2 Vicinity Use <br /> The Site is contained within the Cherokee Industrial Park. The Cherokee Industrial Park is <br /> composed of 38 parcels ranging in size from 0.8 to 2.9 acres in size. The Stockton Diverting <br /> Canal bounds the southwest portion of the park. Beyond the canal are residential homes. In all <br /> .� other directions, the area is commercial property. <br />
