Recommendations
Action
It is recommended that the Planning Commission deny the appeal.
Approved Findings
1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan,
any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan
adopted by the County.
• The establishment, maintenance, and operation of the use does not conflict with the
General Plan because the agricultural truck parking proposed in Site Approval No. PA-03-
117 is consistent with the A/G General Plan designation, which in turn is permitted in the
A-G zone.
2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary
facilities have been provided, and the proposed improvements are properly related to existing and
proposed roadways.
• Adequate utilities, access roads, sanitation, drainage, and other necessary facilities will be
provided through the Conditions of Approval, and the proposed improvements are
properly related to existing and proposed streets and highways because all utilities,
improvements, and other facilities are existing or will be provided as reflected in the
approved site and/or improvement plan(s).
3. The site is physically suitable for the type of development and for the intensity of development.
• The property involved is of adequate size and shape to accommodate the proposed use,
and all yards, building coverage, setbacks, parking areas, and other requirements of this
Title because the property is adequate in size to accommodate provisions of the
Development Title.
4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be
injurious to the property or improvements of adjacent properties.
• This finding can be made because an Initial Study prepared for this project found no
potentially significant environmental impacts.
5. The use is compatible with adjoining land uses.
• This finding can be made because with the Conditions of Approval the proposed use will
not interfere with or alter the current uses on adjacent properties.
San Joaquin County PA-03-117\Lopez
r'nmmiinity npvPlnnmPnt Paqe 4
