CONDITIONS OF APPROVAL <br /> PA-02-11 <br /> Gemini Incorporated <br /> Site Approval Application No. PA-02-11 was approved by the San Joaquin County Community <br /> Development Department on April 1, 2002. The effective date of approval is April 11, 2002. This <br /> approval will expire on October 11, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parkinand proposed <br /> grading (refer to the "SITE <br /> PLAN CHECK LAST" for details). <br /> A fee its required forytthe Site sd <br /> Plan <br /> PLA review. (Development T t e <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a childcare center to accommodate a maximum of twenty <br /> (20) children. The facility will use an existing 2,880 square foot building and construct a 1,800 <br /> square foot modular building for future use. The center will also use a 9,600 square foot playground <br /> area. (Use Type: Child Care Services-Child Care Center). <br /> c. MERGER:The applicant <br /> mss tollfile a one legal lot, priorolon btai�ing a bune ilding d�g perts mlt00, 201, and 202 of the <br /> Morrison Garde <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e.
