CONDITIONS OF APPROVAL <br /> SA-00-28 <br /> Stephens <br /> Site Approval Application No. SA-00-28 was approved by the San Joaquin County Community <br /> Development Department on July 13, 2000. The effective date of approval is July 23, 2000. This <br /> approval will expire on September 21, 2000, which is 60 days from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for upholstery repair as a Home Occupation as shown on the <br /> Site Plan submitted May 31, 2000. <br /> c. PROHIBITED USES: Storage, repair, or reconditioning of cars, boats, recreational vehicles, and <br /> other motorized vehicles is prohibited. (Development Title Section 9-839.7(b)) <br /> d. SIZE LIMIT: The area used for the home occupation shall not exceed 400 sq. ft. (Development Title <br /> Section 9-839.5) <br /> e. LOCATION: The home occupation shall be confined within the hobby shop as shown on the Site <br /> Plan submitted May 31, 2000. (Development Title Section 9-839.5) <br /> f. BUSINESS VISITORS / CLIENTS: Business visitors or clients shall be permitted on the subject <br /> property, provided the number of such visits does not exceed two per day. (Development Title <br /> Section 9-839.5) <br /> g. APPEARANCE: The appearance of the structure shall not be altered, nor shall the occupation <br /> within the residence be conducted in a manner which would cause the premises to differ from its <br /> residential character either by the use of colors, materials, construction, lighting, or signs, or by the <br /> emission of sounds, noises,or vibrations. (Development Title Section 9-839.5) <br /> h. EMPLOYEES: All employees shall be members of the resident family and shall reside on the <br /> premises. (Development Title Section 9-839.5) <br /> i. TRAFFIC: Pedestrian and vehicular traffic shall be limited to that normally associated with <br /> residential districts.
