PA-1300159000OF COLDANI <br /> FAMILY VINEYARDS (C/O QUARTAROLI &ASSOCIATES, INC.) <br /> (APN: 055-140-12, 055-150-07) (ADDRESS: 13950 NORTH <br /> THORNTON ROAD, LODI) <br /> The applicant has submitted the above referenced Use Permit application to construct a <br /> winery and olive mill facility in two phases over five years. (Use Type: Wineries and Wine <br /> Cellars, Winery-Medium and Agricultural Processing-Food Manufacturing) The proposed <br /> winery will have twelve marketing events per year with a maximum attendance of 125 <br /> people per marketing event. No amplified music is proposed at the marketing events. <br /> Phase 1 includes the construction of an 11,050 square foot multipurpose building to <br /> include a wine tasting room, bottling and crushing facility, commercial kitchen, and olive <br /> mill and grape crushing facility and an 800 square foot crushing pad. Phase 2 includes the <br /> construction of a 1,500 square foot storage building.A sign modification is also being <br /> requested pursuant to Development Title Section 9-1710.40)to modify the maximum <br /> permitted square footage per sign face for two signs. <br /> The project site is located at the southeast corner of Kingdon Road and Thornton Road, <br /> southwest of Lodi. <br /> The project has a General Plan designation of General Agriculture (A/G) and is zoned <br /> General Agriculture, 40-acre minimum lot size (AG-40). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Operations <br /> The winery and tasting room will be open seven days a week. Grape harvest and crush <br /> occurs during September/October and olive harvest and milling occurs during <br /> November/December. The winery and olive mill will employ a maximum of six <br /> employees, four for the tasting room and two for milling and processing. The tasting <br /> room will be open from 11:00 a.m. to 6:00 p.m. The tasting room expects a maximum of <br /> 10 customers per shift and ten vehicle trips per shift.
