The marketing events will have a maximum attendance of <br /> 125 people and will operate from 11:00 a.m. to 9:00 p.m. <br /> Marketing Events <br /> 'Marketing event" means the congregation of persons for the purpose of promoting the <br /> wine industry and marketing wine. Marketing events always include wine tasting and the <br /> sale of wine pursuant to Development Title Section 9-110.4. The winery must first be <br /> able to produce the wine that will be promoted at the marketing events prior to the <br /> marketing events taking place. <br /> Commercial Kitchen <br /> The site plan depicts a commercial kitchen proposed in Phase One and stated food will <br /> be served indoors and outdoors. Food preparation facilities are to be used only for <br /> marketing events accessory to the winery use or special events pursuant to <br /> Development Title Section 9-1075.4(m)(5). <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width <br /> of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles except that in no case shall driveways designated as fire department access be less <br /> than twenty (20) feet wide." The circulation patterns for ingress and egress traffic and <br /> aisle widths must clearly be shown on the Improvement Plan. <br /> Parking <br /> The applicant is proposing sixteen (16) parking spaces for the winery/olive mill. <br /> Development Title Section 9-1015.3(b) requires 2.5 parking spaces per 1,000 square <br /> feet of building for the Winery and Wine Cellars- Winery and Agricultural Processing- <br /> Food Manufacturing use types. As a result, thirty-one (31) parking spaces would be <br /> required, including two accessible spaces. However, Development Title Section <br /> 9-1015.9 states that requirements of the chapter may be modified by the Director in <br /> cases in which, due to the unusual nature of the establishment proposed or the <br /> development proposal submitted for it, the requirements set forth in the Development <br /> Title may be considered insufficient or excessive. The applicant submitted a letter dated <br /> September 9, 2013 requesting a modification in the number of parking spaces required <br /> for the winery and olive mill because the majority of the buildings will be used for <br /> warehouse and storage and the winery and olive mill will employ a maximum of six <br /> employees and expects a maximum of ten customers in the tasting room per day. The <br /> Community Development Department has reviewed the request and has determined that <br /> a reduction in the number of parking spaces to sixteen (16) parking spaces is sufficient <br /> for the proposed winery and olive mill operations. As a Condition of Approval, the <br /> applicant shall provide sixteen (16) parking spaces for the winery, including two (2) <br /> accessible spaces. one (1) which shall be van accessible. <br /> The applicant stated there will be a maximum attendance of 125 people at the marketing <br /> events. In addition to the sixteen (16) parking spaces required for the winery/olive mill, <br /> forty-two (42) additional overflow parking spaces shall be required on-site for the <br /> marketing events (one parking space for every three marketing event attendees).
