The signs will be located along the western portion of the project site facing Interstate 5. <br /> In order to grant the modification. the following findings must be made in the affirmative: <br /> 1. The proposed signs are consistent with the size of the facility and related <br /> structures, the location of the public access to the development, and other <br /> signage in the vicinity. <br /> This finding can be made because an Initial Study prepared for this project <br /> found no potentially significant environmental impacts and the proposed <br /> sign is consistent with the aggregate square footage of facilities and will <br /> not alter the current uses on adjacent properties and related structures. <br /> 2 The height, size and number of the proposed signs are the minimum required to <br /> identify and direct the public to the activities, services and products available on- <br /> site. <br /> This finding can be made because the proposed signs are located along <br /> the frontage of Thornton Road along Interstate 5 and are located at access <br /> entrance points directing the public and employees to services and <br /> products available on-site. <br /> Certificate of Compliance/Lot Line Adjustment <br /> The applicant has submitted a Certificate of Compliance application (PA-1300179) on <br /> the subject parcels to recognize four parcels and a Lot Line Adjustment application <br /> (PA-1300181) to adjust the property lines of the four parcels- Upon completion. the <br /> proposed olive mill and winery will be located on one proposed ten-acre parcel As a <br /> Condition of Approval, the "Certificate of Compliance"for PA-1300179 and the "Notice of <br /> Lot Line Adjustment" for PA-1300181 shall be recorded and deeds transferred prior to <br /> issuance of a building permit for Phase One. <br /> Neighborhood Response <br /> The Community Development Department has received one letter in opposition. The <br /> neighbor in opposition expressed concerns regarding the project's impacts on traffic and <br /> land use. <br /> The application has been tentatively scheduled for the Planning Commission meeting on <br /> November 21, 2013. The Community Development Department has reviewed the <br /> project and responses from other agencies: and providing any outstanding issues have <br /> been resolved, intends to approve this project subject to the following conditions of <br /> approval <br /> Use Permit Application No PA-1300159 was approved by the Community <br /> Development Department on . The effective date of approval is .
