2. DEPARTMENT CF PUBLIC WORKS: (Staff Contact: Gabe Karam, 468-3023) <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards CW-011 or R-17 prior to (Development Title <br /> Section 9-1145.5) <br /> 3. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. These improvement pians and <br /> specifications are subject to plan check and field inspection fees and must be <br /> approved by the County of San Joaquin Department of Public Works prior to <br /> issuance of a building permit. (Development Title Section 9-910.2) <br /> 3a. Frontage improvements on the new Thornton Road, from SR 12 northerly to the <br /> the first truck driveway (760± feet), shall consist of curb, gutter and sidewalk on the <br /> west side with a minimum of 48 feet of pavement, plus a 4-foot paved shoulder on <br /> the east side. <br /> 3b. Frontage improvements on the new Thornton Road, from the first truck driveway to <br /> north end of the project, shall consist of a minimum 48 feet of pavement, plus a 4- <br /> foot paved should on each side. <br /> 3c. The new Thornton Road, from the north end of project northerly to existing <br /> Thornton Road, shall be constructed to a minimum width of 32 feet of pavement (2- <br /> 12 foot travel lanes and 2-4 foot paved shoulders). <br /> 4. The traffic Impact Mitigation Fee will be required for this development. The fee is <br /> due and payable at the time of building permit application. (the fee currently is <br /> $148.02 per daily trip-end generated in the Lodi area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cast <br /> Index as published by the Engineering News Record.) (resolution R-90-3C4, R-91- <br /> 1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 5. A crpy of the Improvement Plan shall be submitted prior to release of building <br /> permit. <br /> 6. Verification shall be obtained from the Solid Waste Division (468-3C66) that this <br /> develccment has addressed the items on the attaced Waste pian Format for <br /> Develccment =rojec,s. <br /> 7. The project shall annex to Ccunty Service Area No. 31 ;or water, sewer, drainage <br /> and street iighting services and pay aborooriate annexation fee as required by <br />
