Development and Locational Criteria: Freeway Service areas shall be: <br /> .i. <br /> (A) designated only adjacent to full freeway interchanges, or where two state highways. <br /> intersect, where development will be easily accessible and visible to the freeway traveler <br /> when�edjacent to a freeway, or to the state highway traveler when adjacent to the <br /> intersections of two state highways; <br /> • Apprbval of this project.would increase the area of the existing 190-acre CIFS <br /> designated area by five acres. The existing CIFS area is adjacent to the Interstate-5 <br /> and State Route 12 interchange. <br /> (B) limited in number to encourage clustering-of uses at selected interchanges; <br /> Approval of this project would not increase the number of CIFS designated areas. <br /> (C) limited in area in order to reduce impacts on surrounding land uses and control the physical <br /> and visual extent of these areas; <br /> • Approval of this project would increase the existing 190-acre CIFS area by five acres. <br /> f That is a 2.6% increase. The underlying project is a truck stop that would use the area <br /> for truck parking and maneuvering. According to the applicants,this area is needed to <br /> improve the internal circulation of the project. The project'will be subject to the Flag <br /> City Design Guidelines. The project area will be annexed to CSA 31. <br /> (D) developed so that buildings occupy no more than 60 percent of the lot and are no more than <br /> 3 stories in height; except in the Mountain:House community where buildings are no more <br /> than 5�§tories in height; <br /> • {These criteria will be addressed'as a condition of approval for the underlying project. <br /> Development Title Table 9-410.3 limits the building coverage in the CF-S zone to a <br /> E maxinlum of 60 percent. The <br /> project will be subject to the ordinance requirements of the Development Title, <br /> including signage and relationship to adjacent uses.
