(C/O MARCO PIRES)(APN: 001-150- <br /> 55 AND 56)(ADDRESS: 25965 N THORNTON ROAD, THORNTON) <br /> The applicant has submitted the above referenced Minor Subdivision pre-application to <br /> subdivide an existing 6.66 acre parcel into two 3.33 acre parcels. The property is zoned <br /> R-L (Low Density Residential) and the General Plan Designation is R/L (Low Density <br /> Residential). <br /> The project site is located within the urban community of Thornton, on the south side of <br /> Thornton Road, 170 feet south of Samoha Ct. The surrounding land uses include single <br /> family residences and detached accessory buildings. <br /> The Community Development Department has reviewed the proposed Minor Subdivision <br /> pre-application and offers the following comments: <br /> General Plan Density <br /> General Plan Policy 1(c)(1) for Low Density Residential development (General Plan Vol. <br /> I, page IV-18) states that density in the Low Density Residential designation is 2 to 6 <br /> primary dwelling units per gross acre. The density for the proposed project would be 0.3 <br /> dwelling unit per gross acre. Thus, the proposed project does not meet the density <br /> requirement under the General Plan for Low Density Residential. <br /> Services <br /> Sewer - Development Title Section 9-1105.3(a) states that subdivisions in urban <br /> communities identified in the General Plan shall be served by a public wastewater <br /> disposal system. The Department of Public Works has indicated that public sewer is not <br /> available to the proposed project. <br /> Water - Development Title Section 9-1120.3(a) states that subdivisions in urban <br /> communities identified in the General Plan shall be served by a public water system.
