r <br /> Development Committee -2- <br /> SA-93-0026 <br /> 2 . Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading. storm drainage shall be as <br /> required by the Department of Public Works and be <br /> consistent with Section 9-1135.3{b} of the Development <br /> Title. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> 3 . The Improvement Plan shall show all existing and <br /> proposed surfaces. All parking spaces, driveways, and <br /> maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and <br /> liquid asphalt, asphalt concrete, or Portland cement <br /> concrete to provide a durable dust free surface. <br /> Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5) <br /> 4. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> 5. The number of parking spaces shown on the Site Plan is <br /> adequate for the approved use. The size and location <br /> of the parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title <br /> and be included on the Improvement Plan. There shall <br /> be no parking associated with the approved use on <br /> Walnut Grove Road or Thornton Road. <br /> 6. A maximum of one (1) freestanding sign and one (1) <br /> monument sign shall be permitted on the subject parcel. <br /> Sign details' shall consistent with Chapter 9-1710 of <br /> the Development Title and be included on the <br /> Improvement Plan. <br /> 7. A minimum ten (10) foot wide landscaped strip, <br /> respecting the ultimate right-of-way width, shall be <br /> installed across the frontages of Walnut Grove Road and <br /> Thornton Road. The strip shall be continuous except <br /> where crossed by driveways and walkways. All areas not <br /> used for buildings, parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped. <br /> Landscape details shall, be consistent with Development <br /> Title Chapter 9-1020 and be included on the Improvement <br /> Plan. <br />
