This report presents the <br /> ` results of our investigation. <br /> 2.0 PROPOSED DEVELOPMENT <br /> The San Joaquin County Community Development Department conditions of approval for PA- <br /> 02-247 indicate that the approval is for a mini-mart gas station and fast food restaurant in two <br /> phases. Phase one shall be completed within 18 months and phase two shall be completed within <br /> five years. <br /> Phase one will include a 3,088 sq. ft. mini-market and a 3,649 sq. ft. canopy area with fuel <br /> L dispensers. Phase two will consist of a 2,500 sq. ft. fast food restaurant. <br /> Approximately the south 1/3 of the property will be used for parking and a fuel dispenser <br /> canopy. The approximate center of the property will be used for the phase one mini-mart and <br /> possibly a future fast food restaurant for phase two.
