d. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Walnut Grove Road and Thornton Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Six trees shall <br /> be planted and evenly spaced throughout the parking lot. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> f. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe) (Development Title Section 9- <br /> 1710.2[g]). In order to modify the size of the sign, a Site Approval shall be required. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the south 230 feet <br /> of the west property line and the north property line of APN 001-140-40. (Development Title <br /> Section 1022.4[d][1]) <br /> Note: The six (6) to seven (7) foot high masonry wall along the western property line shall be <br /> reduced to three (3) feet in height at twenty feet from the south property line. The six (6) to <br /> seven (7) foot high masonry wall along the north property line shall be reduced to three (3)feet <br /> in height at twenty feet from the east property line. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> i. EXISTING STRUCTURES: The existing structures on the property shall be removed prior to <br /> obtaining building permits. <br /> j. MERGER: Prior to issuance of the Building Permits, all lots shall be merged into one parcel, <br /> Conditions of Approval -2 - PA-02-247 <br />
