Dedication to result in a forty-two (42) foot wide right-of-way from <br /> the centerline of Thornton Road to the property line shall be required across the frontage <br /> of APN: 001-140-40. <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Walnut Grove Road and Thornton Road shall be <br /> constructed in conformance with the standards for one-half of a 84-foot right-of-way <br /> Minor Arterial street. <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee may be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $164.86 per <br /> daily trip-end generated in the Thornton area. The fee shall be automatically adjusted July <br /> Engineering Construction Cost Index as published by the <br /> 1 of each year by the <br /> Engineering News Record.) (Resolutions 00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division(468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 8. A Traffic Study is required prior to approval of this development due to potential traffic <br /> generated by the proposed development. The Developer shall pay all cost incurred by the <br /> County related to said study. Any mitigation required by the traffic study shall be <br /> provided by the applicant. <br /> 9. All new structures or substantial improvements shall be elevated a minimum of one(1) <br /> foot above the 100-yeaz flood elevation of 10 feet NGVD or dry flood proofing to the <br /> same elevation may be allowed. The approximate existing elevation is 6'. A civil <br /> engineer or land surveyor shall verify conformance with FIMA requirements, on a flood <br /> elevation certificate. <br /> 10. Theproject shall be served by a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services Environmental Services Division and the <br /> Department <br /> neconformancevorks. The aprolicant shall <br /> be resroonsible for all annexation and connection fees. These fees are due and payable to <br /> the Department of Public Works poor to the release of the Building Permit. <br /> (Development Title Section 9-1100.5) <br /> 12. An engineering study shall be prepared to determine if the storm drainage system is <br /> adequate to accept drainage from this site, prior to approval of this project. Project may <br /> be served by an on-site retention basin,if terminal drainage is greater than 200-feet from <br /> project site. <br />
