SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Ken Kramer to conduct a <br /> Soil Suitability Study and Nitrate Loading Study for the for his proposed building <br /> conversion located at 28313 North Thornton Road, Thornton, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> The proposed project is to take place in two phases. Phase I will be the conversion of <br /> an existing agricultural storage building into a vinegar processing facility. The facility <br /> will include 1,500 square feet of storage, 800 square feet of processing, 500 square feet <br /> of retail, and an 80-square foot restroom. Phase II will be a 5,000 square foot <br /> processing and storage building. Phase I will begin immediately; phase II is to begin <br /> within 10 years. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 001-130-04. The parcel is 40 acres <br /> in size. The County project application number is PA-1000273. The Site is currently a <br /> vineyard with a residence, associated garage, and two agricultural storage buildings <br /> (Plate 2). One domestic water well serves the needs of the residence, and a second ,- <br /> domestic/irrigation water well serves the larger agricultural storage building and <br /> vineyard. Irrigation water is rarely required. A recent aerial photograph of the property <br /> is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately five feet above mean sea level. The ground surface in the area <br /> is relatively flat (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> LOGE1120 Page 1 <br />
