When installed, the improvements shall include a City of <br /> Stockton Standard Plan #38 curb-return type driveway at <br /> Thornton Road. <br /> 7. PLANNING DIVISION <br /> a. All maneuvering, parking, and driving areas shall be <br /> surfaced with a minimum 2 1/2 inches of asphaltic <br /> concrete paving over six (6) inches of rock base. <br /> Parking and maneuvering areas shall be properly striped <br /> to effect orderly use and circulation and shown on the <br /> Improvement Plan. <br /> b. One wall or monument sign shall be permitted. The size <br /> and location of the sign shall be included on the <br /> Improvement Plan and be in accordance with Section 9-3600 <br /> of the Planning Title. <br /> C. The project shall be screened from the residential use to <br /> the west by a minimum five (5) foot wide landscaped area <br /> with a six (6) inch curb. A minimum ten (10) foot wide <br /> landscaped area, enclosed with six (6) inch curbing, <br /> shall be installed along the frontage of the property. <br /> Shrubbery or mounding in the frontage planter shall not <br /> exceed three (3) feet in height to allow for site <br /> distance. <br /> Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. As an alternative, three <br /> copies of a separate landscaping and irrigation plan <br /> shall be submitted to the Director. In either case, <br /> landscape details shall include a key showing size, type, <br /> number, and spacing of all proposed plantings. Details <br /> of an automatic and timed sprinkler system shall be <br /> shown. All approved landscaping and sprinklers shall be <br /> in place prior to issuance of an occupancy permit. <br /> All landscaping areas shall be planted in the following <br /> manner: <br /> Trees: Spaced not to exceed 25 feet on center at a ratio <br /> of 258-15 gallons, 508-5 gallons, 258-1 gallon. <br /> Shrubs: Spaced not to exceed 10 feet on center at a <br /> ratio of 208-5 gallons, 808-1 gallon. <br /> Groundcover: 1008 coverage. <br />
