SA-89-47 PAGE FOUR 6. CITY OF STOCKTON a. When installed, the improvements shall include a City of Stockton Standard Plan #38 curb-return type driveway at Thornton Road. 7. PLANNING DIVISION a. All maneuvering, parking, and driving areas shall be surfaced with a minimum 2 1/2 inches of asphaltic concrete paving over six (6) inches of rock base. Parking and maneuvering areas shall be properly striped to effect orderly use and circulation and shown on the Improvement Plan. b. One wall or monument sign shall be permitted. The size and location of the sign shall be included on the Improvement Plan and be in accordance with Section 9-3600 of the Planning Title. C. The project shall be screened from the residential use to the west by a minimum five (5) foot wide landscaped area with a six (6) inch curb. A minimum ten (10) foot wide landscaped area, enclosed with six (6) inch curbing, shall be installed along the frontage of the property. Shrubbery or mounding in the frontage planter shall not exceed three (3) feet in height to allow for site distance. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alternative, three copies of a separate landscaping and irrigation plan shall be submitted to the Director. In either case, landscape details shall include a key showing size, type, number, and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit. All landscaping areas shall be planted in the following manner: Trees: Spaced not to exceed 25 feet on center at a ratio of 258-15 gallons, 508-5 gallons, 258-1 gallon. Shrubs: Spaced not to exceed 10 feet on center at a ratio of 208-5 gallons, 808-1 gallon. Groundcover: 1008 coverage.
