§ 1.2 The property subdivision and subsequent Tentative Map, has been prepared by Mr. Chavez <br /> and the firm Progressive Designs of Manteca, California. The project description is as <br /> follows: To divide 39.52 acres into two Parcels. The new proposed Parcel is to ;2.9—cr4acre�s�.)This Parcel is for construction of a new home for a family member and employee ony <br /> Dutra. The two subject Parcels composing this project and assessed for this report, have been <br /> outlined on the San Joaquin County Parcel Viewer Map. <br /> § 1.3 Parcel location map is found in Appendix A. <br /> § 1.4 A portion of the Site Map (Tentative Map) showing the location of all items on the subject <br /> Parcels is also found in Appendix A, with the addition of applicable items. These include <br /> driveways into the homesite building pads, and trees. There are no ponds or waterways, <br /> and since most of the acreage is in almond production, there are no natural drainage <br /> courses. Stormwater from the existing building pads and the existing homesite drains into <br /> the surrounding orchard. <br /> § 2.0. PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past use of the property has been for almond production, and as the home of Mr. and Mrs. <br /> Dutra. Associated farming practices have also occurred on the property. These include <br /> discing, spraying, pruning, harvesting and the planting of new almond trees. Present uses <br /> of the property remain the same as past uses. Future uses of the site will include the <br /> construction of the two referenced single family residential structures and eventual <br /> replacement of the almond trees. These activities should not contribute to potential <br /> environmental problems. <br /> § 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES <br /> OF CONTAMINATION <br /> § 3.1 Discussion of the methods used to research and investigate the potential or known above <br /> ground and below ground sources of contamination at the site include the following. The <br /> San Joaquin County Environmental Health Department Envisions Program was researched <br /> with the assistance of EHD counter staff. Sites within the one mile radius study area which <br /> may have contributed to surface or subsurface contamination to the subject property were <br /> researched on Tinnin Road, West Ripon Road, South Union Road, Veritas Road, and South <br /> Manteca Road. The only site listed was the Long Ranch, which is a swine farm located at <br /> the NEC of West Ripon Road and South Airport Way. This site cannot impact the subject <br /> property with groundwater contamination since it is downgradient with respect to <br /> groundwater flow. The Groundwater Lines of Equal Depth and Equal Elevation Maps <br /> found in Appendix F illustrate groundwater flow to be to the west, or toward the San <br /> Joaquin River. <br /> Page -3- <br /> Chesney Consulting <br />
