County <br /> Community Redevelopment Department <br /> Development Services Division. <br /> 1810 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> Dear Mr. Jones: <br /> The California Department of Transportation (Department) has received the Deviation <br /> Application to reduce the minimum area in the AL-5 Zone (Limited Agriculture, 5-acre <br /> minimum) from 5 acres to allow for a minor subdivision of four parcels. Parcel One to <br /> contain 4.78 acres. Parcel Two to contain 4.7 acres. Parcel Three to contain 4.58 acres <br /> and Parcel Four to contain 4.58 acres. The project site is located at 11.450 E. Tokay <br /> Colony Rd., Lodi, CA on the southside of Tokay Colony Road, 2200 feet east of State <br /> Route 88. The Department has the following comments: <br /> • The Department has no objection to the Deviation Application for the property at this <br /> location. However., we would like to review any future applications for on site <br /> activities requiring approval. <br /> ,A.traffic impact study (TIS) will be required for future development activities to <br /> determine near-term and long-term impacts to State facilities—both existing and <br /> proposed—and to propose appropriate mitigation measures. The Department <br /> recommends that the study be prepared in accordance with the Caltrans Guide for the <br /> Preparation of Trac Impact Studies, dated December 2002 (Guide). The Guide is <br /> available online at the following web address: <br /> http://www.dot.ca.gov/hq/tpp/planning_tools/tools.htm. Minimum contents of the TIS <br /> are listed in Appendix "A" of the TIS guide.
