The property is located on the north .side of Woodbridge <br /> Road, approximately 600 feet west of the intersection of Woodbridge <br /> Road, Mokelumne Street, and Chestnut Street, Woodbridge. <br /> (Supervisorial District 4 ) <br /> Senior Planner Kitty Walker introduced a staff report into the record. <br /> Director Chet Davisson submitted proposed revisions to the conditions <br /> in the staff report. He said these revisions were discussed with the <br /> applicant' s engineer this afternoon. <br /> Deputy County Counsel Frank Bruno said that he understood that the <br /> developer had to provide access to the river and an easement along the <br /> river bank. <br /> Mrs . Walker pointed out the access to the river. <br /> PUBLIC HEARING OPENED <br /> PROPONENTS: Terry Piazza, engineer for the applicant, 323 West Elm <br /> Street, Lodi , was present and made the following comments : He said he <br /> believed they had clearance from the Water Quality Control Board for <br /> this project. However, he is going to request clarification of the <br /> letter from that agency. Regarding the riparian habitat, he noted the <br /> approvals received from various agencies. He said the development is <br /> not to touch the habitat area. They must bring the storm drainage <br /> pipe out and that was agreed to. Regarding the CC&Rs, the disclosure <br /> of CC&Rs will be done as required by the Real Estate Commissioner ' s <br /> Office. <br /> He said there is access to the river . State law requires that they <br /> dedicate an easement along the river. He referred to recommended <br /> Condition No. l (b) . He asked that the use of the easement be <br /> PC: 4/7/88 -8- MINUTES <br />
