PA-0600404 OF TIM & LAURELEE <br /> WADDELL (APN: 065-270-02) (ADDRESS: 14645 E. TOKAY COLONY <br /> ROAD, LODI) <br /> The applicant has submitted the above referenced Deviation pre-application to reduce <br /> the minimum area in the AL-5 (Limited Agriculture, 5 acre minimum) zone from 5 acres <br /> to 4.7 acres to allow for a Minor Subdivision application of one existing parcel into two <br /> proposed parcels. <br /> The project site is located on the north side of Tokay Colony Road, approximately 1,250 <br /> feet east of Center Street, Lodi. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Reduction of Lot Size <br /> Development Title Section 9-824.2(b)(2) states that area, width and intensity <br /> requirements may be altered up to ten percent (10%). The applicant is proposing to <br /> create two 4.7 acre parcels in the AL-5 zone. The lot area reduction is less than 10% of <br /> the lot area. The application meets this criterion. <br /> Required Findings <br /> Prior to approving an application for a Deviation, the Community Development <br /> Department must be able to state that all of the following are true: <br /> (a) Not Detrimental. The Granting of the Deviation will not be materially detrimental to <br /> other properties or land uses in the area; <br /> 1 <br />
