e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Tracy Boulevard, shall be installed across the frontage of the project site. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> Two trees shall be planted and evenly spaced throughout the parking lot. (Development Title <br /> Section 9-1020.5) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen (Development Title Section 9-1022.4[e][2][A]). Proposed outdoor storage shall <br /> be shown on the Site Plan submitted with the Building Permit. <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of sixty five(65)feet. <br /> (2) Adequate maneuvering and parking areas for automobiles and trucks shall be located on the <br /> site. <br /> i. NOISE LEVELS: This project shall comply with the performance standards contained in the <br /> Development Title. <br /> j. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the Site Plans shall be submitted within 60 days from the date of this approval letter. <br /> Enforcement action will be deferred if the Site Plan is submitted within 60 days and the Conditions of <br /> Approval are met within six months from the date of this approval letter. <br /> k. BUILDING CODE: The following Uniform Building Code and San Joaquin County Ordinance <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> (1) Exteriorwalls less than 20 feet from a property line shall be of 1-hour,fire-resistive construction. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). <br /> Conditions of Approval -2 - SA-00-27 <br />
