e. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Tracy Boulevard, shall be installed across the frontage of the project site. (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. Two trees shall be planted and evenly spaced throughout the parking lot. (Development Title Section 9-1020.5) g. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities,including storage areas for trash,shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen (Development Title Section 9-1022.4[e][2][A]). Proposed outdoor storage shall be shown on the Site Plan submitted with the Building Permit. h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access gates shall be recessed from the property line a minimum of sixty five(65)feet. (2) Adequate maneuvering and parking areas for automobiles and trucks shall be located on the site. i. NOISE LEVELS: This project shall comply with the performance standards contained in the Development Title. j. COMPLIANCE DATE: Because this development is currently operating without the required permits, the Site Plans shall be submitted within 60 days from the date of this approval letter. Enforcement action will be deferred if the Site Plan is submitted within 60 days and the Conditions of Approval are met within six months from the date of this approval letter. k. BUILDING CODE: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) Exteriorwalls less than 20 feet from a property line shall be of 1-hour,fire-resistive construction. (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24). Conditions of Approval -2 - SA-00-27
