No limiting conditions were noted . 4 . 2 . GENERAL SITE SETTING The following is a description of the primary features of the subject property observed at the time of the site visit: Structures The property contains one approximately 21 ,600 square foot workshop/office building , utilized as a trucking training and maintenance facility . • Workshop Area: Approximately 12 ,600 square foot steel frame and metal truck terminal and maintenance shop. • Office Area : Approximately 9,600 square foot, two-story area, includes four private offices, two bullpen areas, breakroom , conference room , training room, restrooms and laundry room . Interior finishes include drywall walls, mixed acoustic tile and drywall ceilings, and mixed resilient sheet, carpet, and resilient tile flooring . Adjoining / Access / The property is accessible from the end of the East Transportation Egress Roads Drive cul-de-sac Surface Types The property is covered with asphalt, compacted gravel, concrete and building . An unsurfaced drainage canal is located along the eastern , southern , and western property boundaries, leading to a storm water retention pond , located in the southwestern region of the property. Additional Features A fueling island with four dual sided dispensers and two 12 , 000- gallon diesel ASTs is located southeast of the workshop/office building . Surface Water One storm water pond is located in the southwestern region of the property. Potable Water Source City of French Camp Sanitary Sewer Utility The property is serviced by septic systems, located immediately north of the workshop/office building . Storm Drain Utility Storm water retention pond is located in the southeast corner of the property.
