No limiting conditions <br /> were noted . <br /> 4 . 2 . GENERAL SITE SETTING <br /> The following is a description of the primary features of the subject property observed at <br /> the time of the site visit: <br /> Structures The property contains one approximately 21 ,600 square foot <br /> workshop/office building , utilized as a trucking training and <br /> maintenance facility . <br /> • Workshop Area: Approximately 12 ,600 square foot steel <br /> frame and metal truck terminal and maintenance shop. <br /> • Office Area : Approximately 9,600 square foot, two-story <br /> area, includes four private offices, two bullpen areas, <br /> breakroom , conference room , training room, restrooms and <br /> laundry room . Interior finishes include drywall walls, mixed <br /> acoustic tile and drywall ceilings, and mixed resilient sheet, <br /> carpet, and resilient tile flooring . <br /> Adjoining / Access / The property is accessible from the end of the East Transportation <br /> Egress Roads Drive cul-de-sac <br /> Surface Types The property is covered with asphalt, compacted gravel, concrete <br /> and building . An unsurfaced drainage canal is located along the <br /> eastern , southern , and western property boundaries, leading to a <br /> storm water retention pond , located in the southwestern region of <br /> the property. <br /> Additional Features A fueling island with four dual sided dispensers and two 12 , 000- <br /> gallon diesel ASTs is located southeast of the workshop/office <br /> building . <br /> Surface Water One storm water pond is located in the southwestern region of the <br /> property. <br /> Potable Water Source City of French Camp <br /> Sanitary Sewer Utility The property is serviced by septic systems, located immediately <br /> north of the workshop/office building . <br /> Storm Drain Utility Storm water retention pond is located in the southeast corner of the <br /> property. <br /> Electric Utility Pacific Gas & Electric (PG&E) <br /> Natural Gas Utility PG&E <br /> Advanced GeoEnvironmentai, Inc. <br />
