25 November 2015 <br /> AGE Project No. 15-3594 <br /> Page 17 of 26 <br /> 3 . 5, PROVIDED SUBJECT PROPERTY RECORDS <br /> AGE reviewed copies of two laboratory reports detailing analysis of soil samples <br /> collected from the subject property in August 2005 , by GeoAnalytical Laboratories, Inc. <br /> According to Mr. Lloyd Farmer, property owner, stained soil caused by a release of <br /> diesel fuel to the ground , was cleaned up/excavated from the property in August 2005 . <br /> On 17 August 2005 three-to-one composite soil samples were collected from the <br /> sidewalls of the excavation area as well as from a soil stockpile . Soil samples were then <br /> analyzed for total petroleum hydrocarbons as diesel (TPH-d) and benzene , toluene , <br /> ethylbenzene and xylenes (BTEX) . TPH-d was reported at a concentration of 58 <br /> milligrams per kilogram (mg/kg) in the composited sample collected from the <br /> excavation . TPH-d , toluene , ethylbenzene and xylenes were reported in the stockpile <br /> sample at concentrations of 4 , 250 mg/kg , 5 . 7 mg/kg , 25 mg/kg and 353 mg/kg , <br /> respectively . <br /> On 19 August 2005 a second three-to-one composite soil sample was collected from <br /> the excavation area sidewalls , and analyzed for TPH -d and BTEX. No detectable <br /> concentrations of TPH-d or BTEX were reported in the sample indicating no <br /> contamination remained in the excavation . <br /> Copies of the August 2005 laboratory reports are provided in Appendix E . <br /> 3 .6 . VAPOR ENCROACHMENT CONDITION <br /> The encroachment of hydrocarbon and volatile organic compound (VOC) vapors into <br /> soil pore space occurs when organic chemicals migrate from contaminated groundwater <br /> or soil into the airspace between soil particles . Some typical organics involved are <br /> petroleum based or chlorinated solvents (e .g , BTEX and dry cleaning chemicals) . They <br /> may have leaked into the groundwater and/or soil from underground storage tanks , or <br /> buried waste , or from disposal in septic systems . <br /> In compliance with ASTM Standard E2600-10 (Guide for Vapor Encroachment <br /> Screening on Property Involved in Real Estate Transactions) , AGE evaluated the <br /> potential for a Vapor Encroachment Condition (VEC) at the subject property . Based on <br /> a VEC screening , it was determined that 'a VEC is unlikely to exist' at the property' . A <br /> copy of the AGE-generated Tier 1 VEC screening form is provided within Appendix E . <br /> 4.0. SITE RECONNAISSANCE <br /> A subject property site reconnaissance was conducted by an AGE representative on <br /> 17 November 2015 . At the time of the site visit the weather was clear and warm . <br /> Primary features of the property are shown in a site plan provided in Figure 2. <br /> Photographs of selected features of the subject site are included in Appendix A. <br /> Advanced GeoEnvironmental, Inc. <br />
