Our Project Number: E07171A Page 2 of 10 October 31, 2007 1.1 Description of Site The property is located at 15709 Tretheway Road, Lodi, California. The property consists of an 80.0 acre parcel (APN 051-200-33 ). According to the San Joaquin County Community Development Department web site,' the subject property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning designation "is established to preserve agricultural lands for the continuation of commercial agricultural enterprises." Location maps of the subject property are attached to this report as Appendix A. Photographs of the subject property are attached to this report as Appendix B. 1.2 Proposed Development The property is proposed to be divided into two forty acre parcels. 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES 2.1 Recorded Land Title Records A chain of title report was not provided by the client for NOA's use in preparing this report. 2.2 Aerial Photographs Aerial photographs depicting the subject property dated 1937, 1952, 1963, 1975, and 1983 were reviewed at the San Joaquin County Surveyor's Office in Stockton, California.Z Two additional photos, dated 1993 and 2002, were obtained from Microsoft Terraserver. 3 In the 1937 photo, the property appears to be used for agricultural purposes. A structure is evident at the north east corner of the property. Surrounding properties along the north, south and west sides of the property also appear to be used for agricultural purposes. Tretheway Road and open land appear east of the property. In the 1957 photo, the property and surrounding properties appear to be used for agricultural purposes. At least two additional structures are evident at the north east corner of the property. The land east of the subject property appears to be developed for agricultural use.
