- e <br /> U, <br /> CONDITIONS OF APPROVAL <br /> MS-92-74 <br /> ROBERT & CAROLYN REYNOLDS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- i <br /> 9112) <br /> I <br /> i <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2, 181. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. Dedication to result in a 30--foot wide right-of-way from <br /> the centerline of Tretheway Road to the property line <br /> shall be required across the frontage of Parcel 1. , <br /> (Planning Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Tretheway Road across <br /> Parcel 1 shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way rural <br /> collector street. The construction of the frontage <br /> improvements will be deferred, upon execution by the w <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed, legal descriptions of Parcel <br /> 1 and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9430, 9-9433) <br />
