PA-0900260 OF WILLIAM AND <br /> SUSAN TIPTON (APN: 017-260-44) (ADDRESS: 22275 NORTH <br /> TRETHEWAY ROAD, ACAMPO) <br />[ The applicant has submitted the above referenced Site Approval application to establish a <br /> small winery with the capacity to produce 7,500 gallons of wine annually. The project <br /> includes a 1,267 square foot conversion of an existing agricultural building into a wine <br /> tasting areaand the construction of a 1,409 square foot concrete pad to be used as an <br /> outdoor production area. Additionally, the project includes a 540 square foot conversion of <br /> an existing storage building into a wine cellar. The winery proposes four marketing events <br /> and four special events per year. (Use Type:Winery and Wine Cellars, Winery, Small) <br /> There is currently an existing residence on the parcel which is not a part of this project. <br /> The project site is on the west side of Tretheway Road, 432 feet south of Peltier Road, <br /> Acampo. <br /> The property has a General Plan designation of AIG (General Agriculture) and is zoned <br /> { AG-40 (General Agriculture- 40 acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> r <br /> Marketing Plan <br /> The marketing plan states the applicant is proposing four marketing events and four special <br /> events per year. The Development Title Section 110.4 defines marketing events as the <br /> congregation of persons for the purpose of promoting the wine industry and marketing <br /> wine. Marketing events are considered accessory uses to the winery. Special events do <br /> not have to be associated with the winery. The Development Title Table 9-605.4 permits <br /> four special outdoor events in the agricultural zones subject to an Improvement Plan <br /> application. The applicant will not have to apply for an Improvement Plan application for <br /> the special events if the dates of the special events are specified in the marketing plan. <br /> Additionally, if the special events are for the promotion of the winery as indicated in the <br /> 1 <br /> f <br />
