C) <br /> marketing plan, then the use would be classified as a marketing event and not a special <br /> event. <br /> Wine Tasting Area r <br /> The applicant is proposing a 1,267 square foot wine tasting area. The production facilities <br /> total 1,934 square feet. Development Title Section 9-1075.5(m)(1)(A) states the maximum <br /> size of a stand alone wine tasting room or structure or area designated for wine tasting <br /> within a multipurpose building at an on-site wine cellar shall not exceed thirty percent(30%) <br /> of the area designated for production facilities or two thousand (2,000) square feet, <br /> whichever is greater. The applicant may request a maximum of 2,000 square feet for the <br /> wine tasting area and meets this requirement. <br /> Parking L <br /> The applicant is proposing nine parking spaces recessed five feet from Tretheway Road. <br /> Development Title Table 9-1015.3(a) states 2.5 parking spaces must be provided for <br /> each 1,000 square feet of building area. The required number of parking spaces at the <br /> site would be 8 spaces, 1 of which must be handicapped accessible. Additionally, one <br /> parking space is required for every three attendees of the marketing events. The <br /> maximum number of expected attendees for the marketing events is 75 people. As a <br /> result, 25 parking spaces are required for the marketing events. Parking for marketing. <br /> events shall be located on a maintained grass area to ensure a dust-free surface. The <br /> Department of Public Works is requiring a revised Site Plan reflecting the on-site parking <br /> spaces for the marketing events before Public Works can support the application for this <br /> project. Additionally, Public Works is requiring the applicant to revise the site plan to reflect <br /> a parking lot layout that allows for future dedication of right-of-way, which is twenty-five feet <br /> from the centerline of Tretheway Road to the property line across the parcel's frontage <br /> (Department of Public Work's Recommendation#3). <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty(20) <br /> feet long by nine (9)feet wide (Development Title Section 9-1015.5). The Site Plan <br /> depicts the parking dimensions as nineteen(19)feet by nine (9)feet wide. The required <br /> dimensions for automobile stalls must be shown on the Improvement Pian. <br /> The parking surfacing requirement for small wineries must be chip seal or an alternative <br /> surfacing material (Development Title Table 9-1075.8[i]). The applicant is proposing a <br /> gravel driveway and parking spaces. Within the first one hundred feet of the property <br /> line from the public road, parking spaces and driveways shall have a minimum surface <br /> requirement of chip seal to provide a durable, dust-free surface. <br /> Landscaping <br /> The applicant is proposing the parking area five feet from the public road's right-of-way. <br /> Development Title Section 9-1020.5(c) states a minimum ten (10)foot wide landscaped <br /> strip shall be installed between parking areas and adjacent public streets. As a Condition <br /> of Approval, a minimum ten (10)foot landscaped strip respecting the ultimate right-of-way <br /> width of Tretheway Road shall be installed across the frontage of the project site along the <br /> parking areas if the parking area is located along the roadway.
