Cultural Resources <br /> The Lockeford Planning area section of the General Plan (Volume II, VII-7 through VII- <br /> 15) does not identify Coyote Creek as a water source with significant archaeological <br /> sites along the banks. However, as a preventative measure, the Community <br /> Development Department is recommending that if, in the course of development, <br /> concentrations of prehistoric or historic-period materials are encountered, all work in the <br /> vicinity of the find shall halt until an archaeologist can evaluate the materials and make <br /> recommendations for further action. If human remains are encountered, all work shall halt <br /> in the vicinity and the County Coroner shall be notified immediately. At the same time, a <br /> qualified archaeologist shall be contacted to evaluate the finds. If Human burials are found <br /> to be of Native American origin, steps shall be taken pursuant to Section 15064.5(e) of <br /> Guidelines for California Environmental Quality Act. <br /> Access <br /> The Department of Public Works is requiring that the applicant build and maintain a road <br /> to meet fire road standards under Section 10.207 of the Uniform Fire Code. In order for <br /> the applicant to provide the required twenty-five (25) foot wide road, it is necessary for <br /> the applicant to acquire a five (5) foot easement snipe from APN: 021-030-40. Acquiring <br /> this easement will need to be completed prior to approval of the Site Approval <br /> In order to achieve this, the applicant will need to widen the existing roads and culvert. <br /> Any work done within Coyote Creek will require obtaining a 1600 permit from the <br /> Department of Fish & Game. <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and will be recommending approval subject to the <br /> following Conditions of Approval.- <br /> Site <br /> pproval:Site Approval Application No. PA-0200165 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1.
