APPROVED USE: This approval is to permit a private right-of-way from Collier <br /> Road to Lot 9 (parcel 021-030-47) on Tully Road (private) in the Small Farms <br /> Improvement Tract, Division N. The approval also permits construction of a <br /> residence in the designated area shown on the Plan dated April 22, 2002. <br /> c. ROADWAY STANDARDS: The entire length of the private right-of-way, and any <br /> required secondary method of access, from a maintained county, city, or state <br /> road to the driveway serving the development shall be constructed and <br /> maintained to the standards required by Section 10.207 of the Uniform Fire Code <br /> and applicable San Joaquin Improvement Standards. (Development Title Section <br /> 9-1150.14[a]) <br /> d. RIPARIAN HABITAT: Parallel to Coyote Creek, a natural open space area for <br /> riparian habitat and waterway protection shall be maintained to provide nesting and <br /> foraging habitat and the protection of waterway quality. CULTURAL RESOURCES: If, in the course of development, concentrations of <br /> prehistoric or historic-period materials are encountered, all work in the vicinity of the <br /> find shall halt until an archaeologist can evaluate the materials and make <br /> recommendations for further action. If human remains are encountered, all work <br /> shall halt in the vicinity and the County Coroner shall be notified immediately. At the <br /> same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> Human burials are found to be of Native American origin, steps shall be taken <br /> pursuant to Section 15064.5(e) of Guidelines for California Environmental Quality <br /> Act. <br /> g. UNIFORM BUILDING CODE: The Building Division has reviewed the Site Plan and <br /> project description and has noted the following issues that must be addressed: <br /> 1). A grading plan shall be submitted and approved and a grading permit issued by <br /> the Building Inspection Division prior to performing any excavation or filling of <br /> earth material. <br /> h. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for <br /> a building permit: <br />
