Community <br /> Development Department.on May 18,',2007.. The effective date of approval is. May 26, 2007: This <br /> approval will expire on November,24; 2008, which is 18.months from the effective date of'app v' <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remaln`ln force, and (3y all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of.any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Corinne King, 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 2,400 square foot off-site wine cellar and wine tasting room j <br /> with marketing events as shown on the Plan dated February 23, 2007_ (Use Type: Wineries and <br /> Wine Cellars-Wine Cellar, off-site). <br /> c. STORAGE CAPACITY: The off-site wine cellar shall have a minimum storage capacity of three <br /> hundred (300) cases of wine'and a maximum storage capacity of five thousand (5,000) cases of <br /> wine or approximately eleven thousand eight hundred eighty-five (11,885) gallons of wine. <br /> (Development Title Section 9-1075.8[a]) <br /> d. WINE TASTING: The maximum size of the area designated for wine tasting within a multipurpose <br /> building shall be two thousand (2,000)square feet. (Development Title Section 9-1075.8 [m][1][A]). <br /> e. MARKETING EVENTS: Marketing Events are subject to the following regulations: <br /> (1) A maximum of three (3) marketing events are permitted annually as a part of the proposed <br /> marketing plan. <br /> (2) Marketing events shall end by 10:00 p.m. (Development Title Section 9-1075.8 [m][2]). <br /> f. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> g. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the h <br /> initiation of each use.
