V <br /> f h. STORM DRAINAGE: Storm drainage shall be retained on-site. The drainage pattern and <br />` corresponding storm drain improvements shall, be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> E <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> E '(1) All driveways and maneuvering areas shall be surfaced and permanently maintained.with. base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to provide a <br /> durable, dust free surface. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) The parking surfacing requirement for off-site wine cellars shall be chip seal or an alternative <br /> surfacing material. (Development Title Section 9-1075.8) <br /> (3) A minimum of 6 parking spaces shall be provided, including 1 accessible space, one of which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C,C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area.) <br /> (Development Title Section 9-1015.3) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> k. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> 1. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Turner Road, shall be installed. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7) <br /> m. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off(snipe).
