The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 42- <br /> foot-wide right-of-way from the centerline of Turner Road to the property line across the frontage <br /> of APN 029-020-02.020 D2. A$706.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grand Deed and a legal description of the parcel to be <br /> offered for dedication. The fee due will be based on the current schedule. (Development Title <br /> Section 9-1150.5) <br /> d. Frontage improvements for the easterly 330 feet of Turner Road consisting of a 4-foot shoulder <br /> and 6 feet of asphalt shall be constructed in conformance with the standards for one-half of an <br /> 84-foot-wide right-of-way Rural Arterial Road. The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to the estimated construction costs prior to <br /> approval of the Improvement Plan. A$756.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a registered civil engineer <br /> with a typical section drawing on a form to be supplied by Public Works and submitted to Public <br /> Works for approval. As an option, Public Works will prepare the drawing and estimate for an <br /> additional fee of$330.00. The fee due will be based on the current fee schedule. (Development <br /> Title Section 9-1150.2) <br /> e. if any marketing events are held for more than 150„people, the Department of „Public Works <br /> reserves the right to require a traffic study to determine the impacts and mitigation of the <br /> proposed project. The applicant shall deposit funds with the County for all costs, as estimated by <br /> the Department of Public Works Transportation Engineering Divisionprior to the Department <br /> preparing or contracting for the required study, (Development Title Section 9-1150.4) <br /> f. Vehicular parking for the proposed marketing,events shall be on the site. The.applicant shall pay <br /> a fee of$320.00 to process a request to the Board of Supervisors to establish a "No Parking' <br /> Zone along the north and south sides of Turner Road extending 500 feet east and 500 feet west <br /> from the intersection of the easterly property line of.APN 029-020-02 and the Turner Road right <br /> - <br /> of-wa . In the event that the"No Parking" zone is approved by the Board of Supervisors, the <br /> applicant shall pay$1,750.00 to Public Works to furnish and install the "No Parking" zone signs. <br /> g. Provide on-site lighting at the intersection of both the east and west sides of the ro'ect driveway <br /> entrance at the intersection of the Turner Road right-of-way in accordance with Development Title <br /> Section 9-1015.5(8 <br /> h. Provide pavement striping legend arrows and pole mounted signage for ingress and egress at <br /> Turner Road frontage prior to the release of building permit for phase two. <br /> i. The Traffic Impact Mitigation Fee shall be required for development. The fee is due and payable <br /> at the,time of building permit application for phase two and at the time of permit application for the <br /> first marketing event of this development. The fee currently is $213.22 peF additional daily tFip <br /> eRd generated iR the Leda area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution 00-433) <br /> j. The Regional Traffic Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application for phase two and at the time of permit <br /> application for the first marketing event of this develo meat. The fee currently is $1,430.00 per <br /> 1,000 gross square feet of building designated as Service Commercial. The fee is shall be based <br /> on the current schedule (Resolution R-06-38) <br /> Revised Conditions -4- PA-08000180 <br />
