r'
August 26, 2008
SOIL SUITABILITY/NITRATE LOADING STUDY
MENCARINI PROPERTY
1150 WEST TURNER ROAD
LODI, CALIFORNIA
OUR PROJECT NUMBER: LGS080538
Our office was contracted by David Duke of D.R. Duke and Associates to conduct a Soil
Suitability/Nitrate Loading Study (SS/NLS) for the property at 1150 West Turner Road in Lodi,
California (the "Site"}.
The formatting of this report has been designed to follow, to the greatest degree possible, the
EHD's Soil Suitability Study Requirements Checklist and Nitrate Loading Study Requirements
Checklist, dated July 14, 2003.
1.0 SOIL SUITABILITY STUDY
1.1. Introduction and Proposed Development
The Soil Suitability Study (SSS) was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of Section
9-1105.2(d) of the San Joaquin County Development code. A major element of the field work
included conducting percolation tests that meet the required absorption rates as required by
San Joaquin County, Public Health Services, Environmental Health Department (EHD).
In addition to conducting percolation tests, a review of published soil information, geologic
maps, and groundwater information was performed to evaluate the suitability of soils for use
/with a septic system.
1.1.1 Site Description
The Assessor's Parcel Number (APN) for the Site is 029-020-02. The parcel is 45.91 acres in
size. The County application number is PA-07-082. The Site is currently planted in vineyard. A
residence was recently demolished near the center of the northern portion of the property, and
a small shed still exists close to the same area as the former residence (Plate 1).
The elevation of the Site, according to a United States Geological Survey topographic map, is
between approximately 30 and 35 feet above mean sea level. The land grades up gently to the
east.
According to the San Joaquin County Community Development Department (www.co.san-
joaquin.ca.us), the subject property is zoned AG-40, general agriculture with a minimum parcel
size of 40 acres. This zoning designation "is established to preserve agricultural lands for the
continuation of commercial agricultural enterprises."
902 Industrial Way•Lodi,CA 95240•209.367.3701 ..Pax 209.369.4228 02008 Neil 0.Anderson&Associates.Inc
