Mr.Hakeem indicated that he and the applicants would like to find the correct fair share amount.Mr. <br /> Piazza suggested that all the traffic related people, Caltrans, Public Works Department, and all concerned <br /> with this project should schedule a separate meeting to go over the traffic issue. Those in attendance were <br /> in agreement. <br /> Mr. Piazza questioned the Department of Public Works items 16, 17, 21, and 22. Mr.Karam indicated <br /> that he would get back to Mr.Piazza regarding those items. <br /> Mr.Martin informed the applicants that the Community Development Department is still reviewing the <br /> noise issue. <br /> 11:00 a.m. 5. USE PERMIT APPLICATION NO.UP-98-3 OF SPENKER <br /> JJ RANCH(C/O NICK SIKEOTIS). A Revisions of Approved Actions <br /> application for an approved Use Permit for an existing winery to add 12 <br /> marketing events and 2 special events per year. Located on the north <br /> side of Turner Road, Lodi (APN: 013-050-17; Address: 197q West <br /> Turner Road, Lodi). <br /> Jennifer Jolley, Associate Planner, and Nick Sikeotis,Jessie's Grove Winery, were present for this item. <br /> Ms. Jolley introduced the project and reviewed the Community Development Department memo. <br /> Mr. Martin asked Mr. Sikeotis to submit a Site Plan showing details of surrounding land use to the <br /> Community Development Department for review. <br /> The project is scheduled to be heard by the Planning Commission on February 7,2002. <br /> Ms.Jolley asked Mr. Sikeotis if their were any problems with the parking requirements. Mr. Sikeotis <br /> indicated no. Ms.Jolley asked Mr. Sikeotis to show the dimensions of the parking lots on the <br /> Improvement Plan. <br /> Mr. Karam reviewed the Public Works Department requirements. <br /> Mr.Norgard reviewed Environmental Health Division's requirements. Mr.Norgard informed <br /> Mr. Sikeotis that the project may require a new septic system. Mr.Norgard also informed Mr. Sikeotis <br /> that he will need to submit his food facility plans to the Environmental Health Division for review and <br /> approval prior to issuance of building permits. <br /> 1:30 p.m. 6. VARIANCE APPLICATION NO. VR-01-4 OF MEL ROUSH(C/O <br /> LM JOSE L.ALVA/DILLON& MURPHY). A Variance application to <br /> remove an existing cabana and replace it with a new cabana of <br /> approximately the same size on the same property in the flood way. <br /> Located on the east side of Lower Sacramento Road,400-feet north of - <br /> Augusta Street, Woodbridge (APN: 015-240-07; 1890 North Lower <br /> Sacramento Road,Woodbridge). <br /> Leanne Mueller, Associate Planner, and Jose Alva, attorney, representing Mel Roush, were present for <br /> this item. <br />
