(2) A minimum of seven (7) parking spaces shall be provided, including one (1) handicap van <br /> accessible space. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area) <br /> (Development Title Section 9-1015.3). <br /> (3) A total of eighty-three (83) parking spaces (1 space is required for every 3 attendees) shall be <br /> provided for marketing events, including an additional three (3) accessible spaces, of which one <br /> (1) shall be van accessible. The previously paved parking spaces may be used to satisfy C.C.R. <br /> Title 24 requirements. <br /> (4) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free <br /> surface. <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide (Development Title Section 9-1015.4[h]). <br /> (2) The last 100 feet of the 16-foot-wide one-way egress driveway to Davis Road shall be surfaced <br /> and permanently maintained with asphalt concrete or Portland cement concrete and the <br /> remainder of the driveway shall be surfaced with aggregate base. The aggregate base shall be <br /> oiled. <br /> (3) The existing eighteeR (18) foot asphalt GORGrete dF veway shall be widened to a MiRi'M' 7 �idth <br /> of twenty-five (25) feet. The widening shall be surfaGed with an aggregate base or highe <br /> slaSSifiSation <br /> date of approval proposing a revised G'FGUlatiGR plan. The shall apply pending the <br /> A. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> Revised Conditions of Approval -2 - PA-02-114 <br />
