(2) A minimum of seven (7) parking spaces shall be provided, including one (1) handicap van <br /> accessible space. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area.) <br /> (Development Title Section 9-1015.3) <br /> (3) A total of eighty-three (83) parking spaces (1 space is required for every 3 attendees) shall be <br /> provided for marketing events, including an additional three (3) accessible spaces, of which one <br /> (1) shall be van accessible. The previously paved parking spaces may be used to satisfy C.C.R. <br /> Title 24 requirements. <br /> (4) Parking for marketing events shall be located on a maintained grass area to ensure a dust-free <br /> surface. <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20) feet wide(Development Title Section 9-1015.4[h]). <br /> (2) The existing eighteen (18) foot asphalt concrete driveway shall be widened to a minimum width <br /> of twenty-five (25) feet. The widening shall be surfaced with an aggregate base or higher <br /> classification. <br /> (3) A Revisions of Approved Actions application shall be submitted within one (1) month from the <br /> date of approval proposing a revised circulation plan. The following shall apply pending the <br /> result of the Revisions of Approved Actions application: <br /> A. If approved, the revised conditions of approval shall be implemented. <br /> B. If denied, the applicants shall have three (3) months from the date of denial to surface the <br /> existing seven (7) foot minimum aggregate base strip with asphalt concrete or Portland <br /> cement concrete. <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe).
