PA-0200114 OF SPENKER RANCH, <br /> INC. (C/O NICK SIKEOTIS & GREG BURNS) (APN: 013-050-17 & 19) <br /> The applicants are proposing to expand an existing Small Winery into a Large Winery <br /> (Use Type: Wineries and Wine Cellars: Winery, Large) in three (3) phases over a period <br /> of twenty (20) years. The existing winery currently produces approximately 18,000 <br /> gallons of wine. A large winery shall have a minimum production capacity of more than <br /> 100,000 gallons of wine per year. <br /> The project site is designated A/G (General Agriculture) and zoned AG-40 (General <br /> Agriculture-40 acre minimum). It is located on the north side of Turner Road between <br /> Davis Road and DeVries Road, west of Lodi. <br /> The existing winery has a wine production/tasting building and an office building. <br /> Existing restrooms for customers are located within the office building. The winery <br /> operates three (3) days a week from the hours of 10:00 a.m. to 4:00 p.m. The vineyard <br /> operates six (6) days a week from the hours of 7:00 a.m. to 3:00 p.m. The winery <br /> employs five (5) individuals who work within the winery and vineyard. The winery <br /> currently has approval to host up to twelve (12) marketing events per year as accessory <br /> to the existing winery (UP-98-3). The proposed expansion will consist of the following <br /> phases: <br /> • Phase I: To be completed within eighteen (18) months of approval <br /> o Addition of three (3) 4,000 gallon fermentors <br /> o Addition of eleven (11) 7,500 gallon fermentors <br /> o Produce an additional 290 tons of wine (52,200 gallons) <br /> • Phase II: To be completed within ten (10) years from the date of approval <br />
