Development Title Section 9- <br /> 1075.3 (i) states that the parking and surfacing requirement for large wineries shall be <br /> asphalt concrete or Portland cement concrete. Development Title Section 9-1015.9 <br /> states that the requirements of[the] Chapter may be modified by the Director in cases in <br /> which, due to the unusual nature of the establishment proposed or the development <br /> proposal submitted for it, the requirements set forth herein may be considered <br /> insufficient or excessive. If the applicants propose to modify the condition, a letter <br /> should be submitted to the Community Development Department for review, indicating <br /> why asphalt concrete paving is an excessive requirement for this project. <br /> Access <br /> The applicants are proposing to provide ingress and egress off of Turner Road. The <br /> driveway is circular so that visitors enter and exit at different locations on Turner Road. <br /> The minimum width of a one-way access driveway is sixteen (16) feet. The minimum <br /> width of a two-way access driveway is twenty-five (25) feet (Development Title Section <br /> 9-1015.4 (h)). The applicants also have the option of widening the existing driveway to a <br /> width of twenty-five (25) feet for two-way access. <br /> Marketing Events <br /> The existing winery is permitted to host a maximum of twelve (12) marketing events per <br /> year. The applicants are proposing to continue hosting the same number of marketing <br /> events as approved in Use Permit Application No. UP-98-3. The Community <br /> Development Department recommends that the existing conditions regarding marketing <br /> events continue to apply to the proposed Large Winery. <br /> This project is tentatively scheduled to be heard by the Planning Commission on May <br /> 16, 2002. The Community Development Department has reviewed the Use Permit <br /> application and responses from other agencies and will be recommending that the <br /> Planning Commission approve the project subject to the following recommended <br /> Conditions of Approval. <br /> Use Permit Application No. PA-0200114 was approved by the Planning Commission <br /> on . The effective date of approval is . This approval will expire on , which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been issued and <br /> remain in force, and (3) all necessary permits from other agencies have been issued <br /> and remain in force. <br />
