Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing winery to a <br /> Large Winery in three (3) phases as shown on the Plan dated March 22, 2002. The <br /> existing 1,837.square foot wine tasting/processing building, and the 865 square foot <br /> office/restrooms building shall remain in use. The three (3) phases consist of the <br /> following: <br /> (1) Phase I: To be completed within eighteen (18) months of approval <br /> (a) Addition of three (3) 4,000 gallon fermentors <br /> (b) Addition of eleven (11) 7,500 gallon fermentors <br /> (c) Produce an additional 290 tons of wine (52,200 gallons) <br /> completed within ten 10 ears from the date of approval <br /> (2) Phase II: To be p ( ) y � <br /> (a) Addition of ten (10) 7,500 gallon fermentors <br /> (b) Addition of six (6) 13,000 gallon fermentors <br /> (c) Produce an additional 538 tons of wine (96,840 gallons) <br /> (3) Phase III: To be completed within twenty (20) years from the date of approval <br /> (a) Addition of twenty-three (23) 7,500 gallon fermentors <br /> (b) Addition of five (5) 13,000 gallon fermentors <br /> (c) Produce an additional 838 tons of wine (150,840 gallons <br /> c. MARKETING EVENTS: Marketing Events are subject to the following <br /> regulations: <br /> (1) A maximum of twelve (12) marketing events are permitted annually. <br /> (2) Marketing events must end by 10:00 p.m. (Development Title Section 9- <br /> 1075.5 (m) [B-2]). <br /> d.
