CONDITIONS OF APPROVAL <br /> MS-92-130 <br /> EDGAR METZ <br /> r <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The parcel shall be one and one-half (1 1/2) acres. <br /> (Planning Title Section 40. 2 {c}) <br /> b. The required lot width shall be 100 feet minimum. <br /> (Planning Title Section 9-4010. 1{b}) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. Dedication to result in a 42-foot wide right-of-way from <br /> the centerline of Turner Road to the property line shall <br /> be required across the frontage of Parcel 2 . (Planning <br /> Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for Turner Road across Parcel <br /> 2 shall be constructed in conformance with the standards <br /> for one-half of an 84-foot right-of-way rural arterial <br /> road.
