Amended Conditions <br /> of Approval <br /> MS-92-91 <br /> Page 2 <br /> 2 . DEPARTMENT OF PIIBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 930. 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C . All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> d. Public water and sanitary sewer services shall be <br /> required for any further subdivision of Parcels 1 or 2 . <br /> Requirements of services shall be noticed by a statement <br /> on the Parcel Map. (Planning Title Section 9-10002 , <br /> Subdivision Map Act Section 66411. 1) <br /> e. Any future subdivision is subject to Chestnut Street <br /> Bridge Development Assessment at $2 , 228 . 00 per acre. The <br /> assessment is due and payable prior to filing the future <br /> Final peel Map. The assessment shall be automatically <br /> adjusted January 1 of each year by the E-gineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. (Planning Title Section 9-10002 , Agreement <br /> A-87-612) <br /> f. An Irrevocable Offer of Dedication to result in a 40-foot <br /> wide right-of-way (City of Lodi Standards) from the <br /> centerline of Turner Road to the property line will be <br /> required across the frontage on APN 015-230-28 . <br /> (Planning Title Section 9-9430, 9-9431) <br /> 3 . PIIBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. <br />
