PA-0800045 OF <br /> MAINLAND NURSERY (CIO BAUMBACH & PIAZZA) (50 WEST <br /> TUIRNER ROAD) (APN: 029-020-58; 029-020-59) <br /> E The applicant has submitted the above referenced Lot Line Adjustment <br /> application to adjust the property line between two parcels. Parcel 1 is to contain <br /> 3.20 acres and Parcel 2 is to contain 11.27 acres. The project site is located on <br /> the south side of west Turner Road, 2,640 feet west of Lower Sacramento Road, <br /> west of Lodi. <br /> The parcels have a General Plan Designation of (AIG) General Agriculture and <br /> are zoned (AG-40) General Agriculture, 40 acre minimum. On site use of Parcel P <br /> 1 include a Single Family Residence. Parcel 2 has an existing Wholesale <br /> Nursery with several greenhouses and an office on site. The northern parcel line <br /> is adjacent to west Turner Road and agricultural farmland. The eastern property <br /> line is adjacent to an irrigation ditch and several single family residences. The <br /> western and southern property lines are adjacent to agricultural farmlands. <br /> The Community Development Department has reviewed the proposed Lot Line <br /> Adjustment application and offers the following comments. <br /> Accesso Buildings and Wholesale Nurseries <br /> Detached accessory buildings for the purpose of the owners use are allowed in <br /> l <br /> the AG-40 zone, but the accessory building(s) shall be equal to or smaller in floor <br /> area than the principal dwelling unit and the height of the accessory building shall <br /> be equal to or less than that of the principal dwelling (Development Title Section <br /> 9-1005(c)). As shown on the site plan, Parcel 1 as proposed would contain a <br /> single family residence with accessory buildings which exceed the allowable <br /> square footage and height for accessory buildings. <br /> l <br /> As Wholesale Nursery businesses are permitted in the AG-40 zone, buildings <br /> which are accessory to a business or the land may exceed the allowable square <br /> footage as permitted under Development Title Section 9-1005(c).
