2009. (Use Type: Wineries & Wine Cellars, Winery-Large). The following existing <br /> and proposed buildings are included in the approval: <br /> 1.) Existinq Buildings: <br /> (1) 960 sq. ft. office <br /> (2) 6,480 sq. ft. warehouse <br /> (3) 5,940 sq. ft. canopy <br /> (4) 2,400 sq. ft. storage building <br /> (5) 3,880 sq. ft. storage addition <br /> (6) 19,648,000 gallon tank farm <br /> 2.) Phase I: <br /> (1),Addition of a 6,280 square foot addition to the existing storage and <br /> maintenance building. <br /> 3.) Phase II (building permits to be issued within three (3) years from the <br /> effective date of approval): <br /> (1) Construction of 6,400 square foot addition to the existing storage <br /> maintenance building. <br /> 4.) Phase III (building permits to be issued within six (6) years from the effective <br /> date of approval): <br /> (1) Construction of 24,000 square foot storage building. <br /> 5.) Phase IV (building permits to be issued within ten (10) years from the <br /> effective date of approval): <br /> (1) Construction of a 4,366,000 gallon tank farm expansion. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. (Development Title Section 9-1135) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1.) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> 2.) A minimum of ninety-two (92) parking spaces, in addition to the fifty-seven (57) <br /> previously required parking spaces (UP-97-5 and PA-03000672), shall be <br /> provided, including four (4) accessible spaces, one (1) of which shall be van <br /> accessible. Phase I will require sixteen new parking spaces, Phase II will <br /> 3 <br />
