At full buildout, 149 parking spaces are required. <br /> Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area.) <br /> (Development Title Section 9-1015.3) <br /> "Note: There are currently eighty-eight (88) parking spaces provided. As a <br /> result, an additional sixty-one (61) parking spaces shall be provided in Phase <br /> III, including an additional two (2) accessible spaces, one (1) of which shall be <br /> van accessible. <br /> 3.) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> 4.) (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1.) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Turner Road, shall be installed across the frontage of the project <br /> site: (Development Title Section 9-1020.7) The existing landscaping along <br /> Turner Road meets this condition. <br /> 2.) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. 19 trees shall be planted, <br /> evenly spaced throughout the parking lot. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> 1.) The existing masonry wall along the southern property line required per <br /> UP-97-5 shall remain.
