According to the San Joaquin County Community Development Department <br /> (www.co.san joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> Existinn and Proposed_Septic Tank (Usage <br /> Existing Septic System <br /> Two septic systems currently exist on the Site, one at each residence. It appears based <br /> on the permits reviewed that the system at the eastern residence utilizes a leach line <br /> with a sump, while the one at the western residence utilizes a leach line with two <br /> seepage pits. <br /> Proposed Septic System <br /> According to the client, the renovated winery building will utilize its existing septic 7 <br /> system to serve the remaining one-bedroom apartment and a new septic system to ' <br /> serve a small restroom for the winery. <br /> On-Site Septic Permit History <br /> Four septic system permits for the Site are on file at the San Joaquin County <br /> Environmental Health Department: <br /> • A 1974 permit to add 50 feet of leach line to an existing residential unit (eastern <br /> residence). <br /> • A 1987 permit to add one 70-foot leach line and one 2 by 15-foot sump to the <br /> existing residential system (eastern residence). <br /> • A 1990 permit for destruction of a residential septic system; the permit was <br /> voided and states "unable to verify if work was done" (western residence). <br /> • A 1991 permit for repair to an existing residential septic system. A new 1,600- <br /> gallon tank, 50 feet of leach line, and two 36-inch diameter by 25-foot deep <br /> seepage pits were installed; the noted indicate that the old tank was filled and the <br /> "old system disconnected from this repair" (western residence). <br /> Two permits related to the domestic water well were also identified for the site.
