Underlying Project <br /> The underlying project on this property is for agn-tourism businesses similar to wine, <br /> olive oil, and cheese tasting (possible Use Types include: Eating Establishment- <br /> Convenience, Eating Establishment-Full Service, Liquor Sales-On Premises, and Retail <br /> Sales and Services-Intermediate). In the C-X (Crossroads Commercial) Zone, these use <br /> types may be conditionally permitted with an approved Site Approval application. If the <br /> Board of Supervisors approves the application for a Zone Reclassification, then a Site <br /> Approval application must be approved by the Community Development Department <br /> before the proposed businesses can begin operation. <br /> At the time of the Site Approval application, a full review of the proposed infrastructure <br /> services will be conducted. The proposed septic system and well will be reviewed by the <br /> Environmental Health Department. The proposed retention basin will be reviewed by the <br /> Department of Public Works. <br /> Recommendation <br /> After reviewing the proposed Zone Reclassification application, based on the analysis <br /> above, the Community Development Department will be recommending denial of the <br /> proposed request to the Planning Commission. The Planning Commission hearing for <br /> the above application is tentatively scheduled for April 17, 2014. If the Planning <br /> Commission recommends approval of the application, then the application will be <br /> scheduled for a hearing with the Board of Supervisors.
